How much down do I need to buy land in Ohio?
Raw land loans typically require 25–50% down with 5–20 year terms and rates 1–2% above home mortgages. USDA Rural Development loans, owner financing, and local-bank lot loans can offer better terms — especially if you're planning to build within 12 months. We refer to several lenders who actually fund Ohio land deals.
What should I check before buying vacant land?
At minimum: zoning + permitted uses, road frontage and access type, utility availability (electric, gas, water, sewer or perc/well requirements), flood zone, recorded easements, mineral and oil/gas rights, current crop leases, and the most recent survey. We pull all of this before you sign a purchase agreement.
Can I build a house on any lot?
No. Even with road frontage and a clean deed, you need (1) zoning that allows a single-family home, (2) a passing perc test if there's no public sewer, (3) a viable well location or municipal water tap, and (4) compliance with the township or city setback rules. Some Allen County parcels look beautiful but are unbuildable — we catch that early.
Do you help with farmland and recreational land?
Yes. We handle tillable acreage, CRP-enrolled ground, timber tracts, hunting parcels, and combination land. For working farms we also coordinate with Farm Credit, USDA FSA, and local ag lenders.
